Clearing pulls stumps and roots so the ground is ready to grade and build on. Forestry mulching grinds brush and small trees into the dirt and leaves the root system in place, so the ground stays intact in the way Buford's land disturbance permitting is built to catch.
If the acreage is staying wooded and the goal is opening it back up, mulching gets there for less. If a pad or driveway is coming later, clearing is the right call from the start, since stumps left in the ground slow the grading crew down.

BUILT AROUND THE CONDITIONS
Buford stacks a 25-foot state buffer, a 50-foot city buffer, and a 75-foot impervious setback along its waterways, and the ordinance language specifically limits healthy tree removal inside that stack, separate from the grading permit question.
Mulching work that runs along a creek or drainage still has to respect those three lines even when the job skips a permit entirely. We check the buffer stack before the machine gets near water, same as we would for a grading job.

BEFORE THE WORK STARTS
Buford requires 20 tree density units per acre on non-residential development, with a critical root zone running 1.5 feet of radius per inch of trunk diameter around any tree a site plan is keeping. If mulching work runs close to a tree already flagged on an approved tree density plan, that protection zone still applies, and we work to it the same way a clearing crew would.
PLAN THE WORK BEFORE IT STARTS
Most of Buford's growth over the past several years has gone into industrial pads and truck courts, which means the vegetated ground that's left tends to sit in the buffers, setbacks and landscape strips those developments are required to keep.
Mulching work here is often about managing overgrowth at the edges of commercial and industrial parcels, rather than opening up large rural tracts the way it does further out in the territory.
